Closed sales use Close Price; leases use Close Price, falling back to List Price when the lease Close Price is blank. Rent metrics are labeled as RENT ($/mo and $/sqft·mo) and are never mixed with sale prices. Day-window exports are merged and de-duplicated by address + close-date + price.
